PLANS are in place for a development in west Lara, designed to accommodate a greater population with residential lots and employment opportunities.
The Lara West precinct structure plan indicates there is 389.4ha of land up for development within the confines of Patullos, Bacchus Marsh, Windmere and O’Hallorans Roads.
One of these allotments, 285 Patullos Rd, which measures 79.59ha, is up for sale through Geelong West agents, Darcy Jarman.
Selling agent, Simon Jarman, said the site would be sold by way of expressions of interest, ending on April 27th, at 4pm, but wouldn’t be drawn on price expectations.
We’re selling what we believe to be a premium landholding of about 79.59ha, which recently had a precinct structure plan and a draft masterplan put in place,” Mr Jarman said.
“The property is anticipated to provide about 909 residential lots.”
The Lara West precinct has key focuses of image and character, subdivision and housing, community facilities, open space, activity centres and employment, transport and movement, utilities and energy, and integrated water management.
Backing this is a forecast of Lara’s population growing to more than 19,000 by 2026, according to City of Greater Geelong projections.
“With the growth of Lara to date, residential subdivisions out there are already pushing west and will soon be bordering this piece of land,” Mr Jarman said. “It’s got a frontage to Bacchus Marsh Rd of 633m, it’s a corner allotment, and on Patullos Rd it has a 788m frontage.”
The buyer appeal will also be broad, with Mr Jarman predicting international interest to buy and subsequently develop the land.
“We’ll get a mix of local and out-of-town developers given the growth within greater Geelong in recent times,” he said.
“It will attract substantial interest throughout Australia and overseas as well.”
“With Lara’s growth and how it’s pushing out to the west, I think the development of this land will happen in the short to medium term.”
There are also provisions in place for Lara West to include an employment precinct on the corner of Bacchus Marsh and Patullos Roads, more education facilities, and a district open space, which will include sports fields, an indoor stadium and a pavillion.
