A RARE parcel of land in the heart of Queenscliff will grab buyers’ attention due to its size and position.

“It has been owned by our vendor since 1940. It is a once in a lifetime opportunity,” Mr Darcy said.

“It is a regular shaped parcel of land, is a flat block and sits right on the doorstep of Hesse St, which is the commercial and retail hub of Queenscliff”.

The property has street frontage of more than 40m and is zoned Neighbourhood Residential.

Mr Darcy said the land provided a multitude of different scenarios for residential development.

“It could suit owner occupiers who have a great understanding of Queenscliff where they can develop in part or develop in whole,” he said.

Mr Darcy said the residential site could be developed into townhouse/villa type accommodation.

“There is little scope outside of its residential potential,” he said.

He said the commercial-minded vendors had been holding on to the block with a view that they might need it at some stage to furnish their own business needs but that was no longer the case.

“Timing is everything when you have held it for a considerable amount of time and they thought now was the right time to divest,” he said.

Mr Darcy said it was hard to price something like this as there was nothing similar in Queenscliff to compare it to.

“You would have to think something like this would have to sit around the $2 million mark give or take,” he said.
