GEELONG’S rapidly growing southern suburbs have increased demand for commercial real estate as tradies seek to get close to the action.
But the latest modern industrial warehouse to hit the market in the Grovedale Industrial Estate is as a result of the expansion of a business servicing that residential growth.
Darcy Jarman Geelong West agent Simon Jarman said the owner of the 193sqm warehouse at 4/34 Essington St, Grovedale, had bought a new larger premises in the area, having outgrown the existing facility off Torquay Rd.
The Industrial 1 concrete tilt panel construction property is being offered in a private deadline sale campaign closing on March 21.
Price expectations are between $495,000 and $540,000, Mr Jarman said.
“The current owner has purchased another property that’s larger because he outgrew the space,” Mr Jarman said.
“He’s an electrician – he’s bought another shed in the area and is now selling this one vacant.”
Mr Jarman said the benefit to buyers is that the shed has a modern fit-out, ideal to base operations for a small business, particularly in trades.
“We’re only about a week into the campaign but we’ve had good interest from owner-occupiers being tradies looking to buy something close to the growth area of Geelong,” he said.
“Most trades want to be that side of the city given that’s Geelong’s growth area,”.
The property is located on a large private estate with a common carpark.
An automatic gate gains access to the site.
“Stock is limited for these tilt slab smaller warehouses under 200sqm,” Mr Jarman said.
“This one has been fitted out with a substantial two-level office as well so it’s hard to come by.
“It has good onsite carparking there and its in a private and secure location,” Mr Jarman said.
